REDZONEReal Estate is currently seeking a self starter with excellent presentation, organization, relationship, and communication skills to fill a maintenance manager position.

Maintenance Manager Responsibilities:

• Coordinate and communicate daily with Property Management Team.
• Develop maintenance procedures and ensure implementation.
• Carry out regular inspections of RedzoneReal Estate managed properties to identify and resolve. Potentialmaintenance issues and/or lease contract violations.
• Monitor sprinkler systems, HVAC systems, and gutter and downspout systems to ensure proper functionality.
• Replace furnace filters on a quarterly or monthly schedule as prescribed per property.
• Plan and oversee all repair, maintenance, and turnover activities.
• Delegate workload and supervise independent contractors and service providers.
• Monitor equipment inventory and place orders when necessary.
• Maintain company vehicle and document miles driven and maintenance records.
• Monitor expenses and control the budget for maintenance.
• Identify potential vendors, contractors, and service providers. Manage, create, and build relationshipswith contractors and service providers keeping a constant network of 5-10 contacts per trade.
• Create contracts and gather necessary documents from contractors and service providers per RedzoneReal Estate’s policies and procedures.
• Collect and review invoices and estimates for materials, contractors, and maintenance providers and ensure on-time completion and payment.
• Keep property maintenance logs and report on daily activities.
• Ensure health and safety policies are complied with at all times.
• Competitor research.
